Flooring

• Wood flooring located in entry foyers, living rooms, dining rooms, dens, kitchens, and ½ bathrooms, is wood strip flooring, by Mirage, 2 9/16”-3/8” with acoustical underlayment.
• Marble floor tile is Crema Marfil and is located in the master bathroom and guest bathroom.
• Bedrooms have carpeting, which is 100% wool loop with padding as manufactured by Shaw.
• Laundry room is finished with Vinyl Composite tile.

• Kitchen sink is 18 gauge stainless steel manufactured by Blanco with dimensions of 30”-18”-10 ½”.
• Kitchen faucet and spray is a Kohler, Essex.

Bathrooms

• Counter tops and backsplash are ¾” Crema Marfil Marble in the master bathroom and the guest bathroom.
• Shower units, where applicable, have polished Crema Marfil walls and tumbled Crema Marfil floors.
• Shower units, where applicable (Master Bathroom Only), have 3/8” tempered clear glass, frameless, hinged shower doors. Guest bath and shower combination units include an adjustable shower rod.
• Master bathroom and guest bathroom bath units have Crema Marfil tub surrounds.
• Bathroom Vanity cabinets are Poggenpohl, Blossom White with stainless pulls.
• Vanity Mirror is ¼” non-beveled plate glass.

Heating and Air Conditioning

• Heating and cooling is provided gas fired forced hot air split system. Each unit has a furnace in a mechanical closet and a condensing unit outside. Each unit will have complete control of its heating and cooling system.

• Each unit has an electric hot water heater.

• Floor/ceiling assemblies are 3’ gypcrete resilient acoustical pad, sheathing, wood framing, batt insulation and gypsum wallboard finished with latex primer and two coats of latex ceiling paint.
• Windows have gypsum wallboard returns.
• Baseboard and interior doors casings are custom made and solid wood.
• Gas Fireplaces, where applicable with granite surround, hearth and mantel.
